SCHEMATIC PLAN DEVELOPMENT

Responsibility:

  • The Lead Designer and Drafter/Design Coordinator are responsible for developing accurate and comprehensive schematic plans.

  • The Drafter/Design Coordinator ensures that all required information is included and adheres to project specifications.

Timing:

  • Schematic plans should be developed after initial site measurements and client meetings, and before detailed design development.

Procedures

Refer to Scope of Work for Reference as Needed:

  • Ensure the scope of work is reviewed and referenced throughout the schematic plan development process.

Open Small or Large Project Template:

  • Small Projects: Minor renovations, interior remodels.

  • Large Projects: Medium-large additions, conversions, ground-up constructions.

Fill Out the Cover Page and Right Column Owner/Project Info:

  1. Obtain Client Data from BuilderTrend:

    • Retrieve client information from the BuilderTrend platform.

  2. Obtain Property Information from Real Estate Websites (Zillow, Redfin, etc.):

    • Gather property details using online real estate resources.

  3. Determine Building Occupancy:

    • Identify the building occupancy type (e.g., R3 for Single-family Residential).

  4. Determine Construction Type:

    • Identify the construction type using Roman numerals (e.g., V for wood-framed homes, III for masonry/brick walls).

Develop Existing Site Plan:

  1. Open Google Maps and Use Measurement Feature:

    • Use Google Maps to measure the property.

  2. Screenshot and Scale Accordingly in AutoCAD:

    • Capture and scale the property in AutoCAD.

  3. Draw and Label Main Building and Structures:

    • Include decks, pergolas, sheds, pools, spas, etc.

  4. Label Front, Back, and Side Yards:

    • Clearly identify different yard areas.

  5. Show Property Measurements:

    • Document all relevant measurements.

  6. Draw Roof Lines and Overhang Differences:

    • Use dashed lines to specify overhangs and label accordingly.

  7. Specify North Arrow:

    • Indicate the north direction.

  8. Show Distances from Property Lines for Large Structures:

    • Measure and label distances.

  9. Show Large Trees within Close Proximity of Work:

    • Document tree sizes and locations.

  10. Fencing/Gates, Solar Panels, Roof Slopes, Driveway, Sidewalk, Street Names:

    • Include all relevant site features.

  11. Gas Meter/Propane Tanks, Electric Meter, AC Units, Septic Tanks:

    • Document utility and HVAC features.

  12. Indicate Items to Be Removed:

    • Label items slated for removal.

Develop Proposed Site Plan:

  1. Duplicate Existing Site Plan:

    • Use the existing site plan as a base.

  2. Indicate/Revised New Exterior Structures:

    • Document changes and new structures.

  3. Indicate New Distance from Property Lines:

    • Measure and label new distances.

  4. Indicate Distance from Other Structures:

    • Document measurements to existing structures.

  5. Indicate Any Other Important Project Notes:

    • Include additional relevant information.

Develop Existing Floor Plan/As-Built/Demolition Plan:

  1. Include All Applicable Site Data Gathered from Measurements:

    • Ensure all relevant data is included.

  2. Indicate Areas to Be Demolished:

    • Use demolition hatch to mark areas.

  3. Indicate Windows, Doors, Fixtures, and Appliances to Be Removed:

    • Document items to be removed and capped off.

  4. Indicate Window Sizes:

    • Specify window sizes in areas of work.

  5. Indicate ALL Dimensions of Existing Spaces:

    • Measure and label all dimensions.

  6. Label Rooms:

    • Identify and label each room.

  7. Input Appliances and Plumbing Fixtures:

    • Document locations and types of fixtures.

  8. Show Electrical and Gas Meter Locations:

    • Indicate utility meter locations.

  9. Show AC and Furnace Locations:

    • Document HVAC equipment locations.

  10. Hose Bibs at Areas of Work:

    • Identify hose bib locations.

  11. Any Other Notable Plumbing, HVAC, and Electrical Fixtures:

    • Document additional features.

  12. Make a Number Table for Demolition Notes:

    • Label notes with corresponding numbers.

  13. Specify if the Stair is Going Up or Down:

    • Indicate stair direction.

Develop Proposed Floor Plan:

  1. Duplicate Existing Floor Plan:

    • Use the existing floor plan as a base.

  2. Indicate New Walls with Exterior or Partition Wall Hatch:

    • Document new wall locations.

  3. Indicate Beams and Headers over Large Openings:

    • Specify structural elements.

  4. Specify New Window Size and Type:

    • Document new windows with sizes and types.

  5. Specify New Doors, Size, Interior or Exterior, and Swing:

    • Document new door details.

  6. Specify if the Stair is Going Up or Down:

    • Indicate stair direction.

  7. Indicate ALL Dimensions of Existing Spaces:

    • Measure and label all dimensions.

Exterior and Interior Elevations, Electrical Plans:

  • Develop detailed elevations and electrical plans as required.
