Superintendent Overview
As a Superintendent. It is your duty to make sure that your job site is up to all high standards as stated below.
YOU ARE RESPONSIBLE FOR THE FOLLOWING ITEMS:
Keeping Projects Under Budget
Make sure all subcontracted work and in housework meets project contract budgets to ensure jobs are completed profitable and timely.
Project Understanding:
Review and understand the complete project scope, documents, plans, specifications, and quality standards of our company and the client.
Pre-construction Meetings
Hold pre-construction meetings with clients before the project is started
Daily Logs:
Complete daily logs EACH day until project completion, even when no activity so we know when a project is pending for something.
Scheduling:
Ensure the project schedule is online and up-to-date at all times.
Conduct a final schedule review with the Project Manager every Friday.
Subcontractor Management:
Meet with subcontractors before they start to review their scope of work, time frame, and material needs. (Have the right subs and workers for the job in the right place at the right time )
Communication:
Communicate daily with PM, subcontractors, vendors, and clients to discuss project issues, progress, requirements, and future goals.
Material and Subcontractor Coordination:
Double-check the day prior that materials and subcontractors are scheduled to arrive at the job site on time. by calling texting emailing etc.
Check every morning by walking the job site to ensure subcontractors are on-site and working on the correct phase.
Project Walkthroughs:
Walk each job every day to make sure subs, workers are on site working on the correct scopes and keeping the site at optimal quality standards.
Attitude and Leadership:
Maintain a positive attitude, lead the project, and take full responsibility for the outcome.
Safety:
Maintain an extra safe project site.
Timeline:
Ensure the project is on time or ahead of schedule.
Inspections:
Ensure all city, county, and internal inspections are completed and passed.
Compliance:
Ensure subcontractors comply with drawings, specs, and contract terms.
Problem-Solving:
Resolve project obstacles and come up with creative solutions.
Closeout:
Attend project closeout meeting and final walkthrough with the client.
Support:
Contact your Project Manager at any time for assistance.
Sales and Financial Responsibilities
Onsite Measuring and Documentation:
Provide onsite measuring and documentation for the estimator when needed for new projects.
Change Orders:
Create detailed and accurate change orders and submit them for Manager approval prior to submitting to the client.
Purchase Orders and Billing:
Create purchase orders and bills for all subs.
Upload all receipts on a weekly basis.
Client Interaction: When meeting neighbors or anyone during the day, introduce yourself and the company.
Promote Services: Talk about the services offered by the company and provide contact information.
Lead Generation: Always be on the lookout for potential new clients and sales opportunities.
Referral Encouragement: Encourage satisfied clients to refer neighbors and friends to the company.
